Calling all landlords in the North East! Several new legal requirements have been announced which may influence the way you operate.

As of the 1st October, you will be required to…

• Ensure at least one smoke alarm is equipped on each storey of their homes where there is a room used as living accommodation. This has been a legal requirement in the private rented sector since 2015.
• Ensure a carbon monoxide alarm is equipped in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers).
• Ensure smoke alarms and carbon monoxide alarms are repaired or replaced once informed and found that they are faulty.

The requirements are enforced by local authorities who can impose a fine of up to £5,000 if a landlord fails to comply with a remedial notice.

We are well and truly into Winter! There’s a nip in the air, and you’ll have noticed your gas central heating seems to be using far more fuel than a few months ago. Heating costs are due to rise, so now more than ever it’s important to look for nifty ways to keep your home warm and bills low.

Put your heating on a timer

Most modern boilers are programmable. Save gas by only having it timed to come on when you need it, and at a sensible temperature range.

Make sure your insulation is up to scratch

Without decent insulation, even the most efficient central heating system will leach energy and cost you money. Make sure your walls, doors, floors, windows and roof are well-insulated against heat loss. On a more practical note – shut doors in the house to keep heat inside rooms.
